Notable urban hotspots
As 2020 Census data is analyzed, we’re learning more about the changes taking place in our great state of Florida and what they may mean for the future, especially in terms of our marketing activities toward greater business opportunities. Florida Trend has been reviewing the Census numbers.
So here’s the big picture as of 2020:
- Population = 21.5 million (up 2.74 million since 2010)
- Daily Growth Rate = 750 people per day (net migration + births – deaths)
- Percentage Growth Rate = 14.6% (similar to the 17.6% growth rate from 2000-2009 given the larger base number in 2020)

You can use this information to help spot your customer trends.
So which communities are growing fastest? If apartment growth is an indicator, two Miami neighborhoods made the fastest growing list in the country, according to RentCafe, an apartment rental website. It did a study of the 50 most populous metro areas in the U.S., looking at the number of new apartments created from 2017-2021 and came up with a Top-20 list. Downtown Miami ranked 12th with 3,280 new apartments and just north, the combined Midtown/Edgewater area ranked 14th with 3,045 new apartments. Downtown Los Angeles topped the list with 10,136 new apartments, with midtown Atlanta coming in second with 5,936 new units.
RentCafe noted that the 20 most active neighborhoods for new apartments were mostly hyper-urban, centrally located areas that are highly sought after by Millennial and Gen Z renters. Formerly undesirable urban areas are making a comeback, the study noted.
